Why People Are Choosing Tierra Pacifica
Only 6 of the original 75 developer lots remain at Tierra Pacifica. There are only 4 condos remaining at Plaza Tierra Pacifica Commercial Center. Why the success even in this tough market? We surveyed our buyers and there were 3 prevailing answers:
We are a real community, strong and getting stronger. Nearly 100 % of the Tierra Pacifica buyers said “community” was their number one reason for purchasing, both the sense of community with other Tierra Pacifica home/lot owners as well as with the surrounding local community and the local initiatives and activities that Tierra Pacifica supports. Your personal security and financial investment are protected. We have 24 hour, fully licensed, armed guards. Crime is rare in our area and even more unlikely in Tierra Pacifica. And this development is financially solid and a smart investment. There are no loans on the property and the developer pays the full HOA fee on all unsold lots (ask other developments if this is the case!). The residents have had full control of the Home Owners Association for four years so lot owners set the rules through a democratic process (ask other developments if this is the case!) HOA fees have been 100% paid by all lot owners, six years in a row. The grounds and the facilities are maintained in perfect condition. Your investment is safe!
“Environmentally Responsible”, real or contrived at Tierra Pacifica? Many developments in Costa Rica claim to be “green”. Some are, many are not. How do they use the area’s scarce water resource: to water golf courses and create misplaced rainforests or to be captured in the rainy season for use with drip irrigation in the dry season? How do they manage landscapes and roads: at the expense of habitat or to minimize erosion and maximize plant species, building natural corridors with monkey-safe routes and bird-friendly environments? Do they create economic islands or do they consider how their economic impact affects the human and natural communities around them and seek ways to use their buying power to create local jobs and land-protecting livelihoods? Tierra Pacifica will match it’s commitment to be Costa Rica’s premier green community with anyone. Just take a look at our Sustainable Features.
A community has formed around protecting and improving 80 acres of shared green zone and trails, while individual homes and yards expand this commitment, and pot luck dinners at the Club Arbol pool or sharing recipes at the new supermarket that’s part of Plaza Tierra Pacifica Commercial Center happen frequently. The roads are all in and well-maintained and all electrical and telecommunications infrastructure are installed, underground as befits a quality development. The pool, gym, hot tub, yoga studio and BBQ area is beautiful, of the highest quality AND IT’S ALL BUILT.” The dream of a welcoming community in a tropical paradise that shares the joy of exploring a new life is being fulfilled at Tierra Pacifica.
Dana has hosted eco-tours from Wisconsin to Costa Rica for a decade. She and Rob wanted to live in a place during part of the long Wisconsin winters that warmed their blood but also fit their environmental values. Dana brought her bird-lover tour to the area and discovered Tierra Pacifica. As Dana reports: “Guanacaste is one of the most biodiverse regions on the planet due to the wet/dry cycles of area that serve a tropical forest with distinct seasons. The forests were largely cut down in the 20th century and much of the land, including Tierra Pacifica’s 220 acres, became cattle pastures with greatly depleted ecology. I knew the developers of Tierra Pacifca wanted to prove that barren cattle pastures could be replaced with diverse and healthy habitat as well as roads and houses. Could they achieve this ideal? From the beginning they did almost everything right ecologically: capturing and perking rainwater, planting 1000’s of native trees, sighting lots to protect habitat between houses, and even now they are adding bird habitat ponds around the organic farm so the best of human/natural interaction is possible.”
