A: Tierra Pacifica is a 220 acre gated residential community.
Q: How big are the lots at Tierra Pacifica?
A: The lots at TP are large, ranging in size from 5,000 to 10,000 m2.
Q: How many lots have been sold at Tierra Pacifica?
A: 69 of the original 75 developer lots have been sold.
Q: How many lots are currently for sale?
A: We like to help existing lot owners resell their lots in an effort to maintain the strongest possible community so there are sometimes more lots available beyond the remaining developer owned lots. Check out our interactive lot map for up to date information on lots for sale at Tierra Pacifica.
Q: How many houses are currently built?
A: There are currently 17 houses built on the property with a new home construction starting this year. Typically a few new houses go up each year.
Q: Do you have a recommended builder?
A: We do. Developer Doug Stern has been operating Noswell construction for 20 years in Playa Junquillal and is responsible for building all of Tierra Pacifica’s infrastructure, common amenities and the Plaza TP commercial center. Q: What is the cost to build per square foot?
A: The price to build at Tierra Pacifica is typically around $90-100/sq.ft.
Q: If I build a house at Tierra Pacifica can I rent it out when it’s not in use?
A: Sure. Many of our homeowners do just that. There are a number of reputable property managers in the area who assist with the rental process.
Q: How much can I get for renting out my house?
A: It varies a lot based on the number of bedrooms and the time of year (high season vs. low, holidays etc.) but homeowners typically rent out their homes at Tierra Pacifica in the $1000-$2000 a week range.
Q: Where do I stay if I want to visit?
A: There are two great options for staying at Tierra Pacifica – you can either stay at the Hotelito Si Si Si Bed & Breakfast www.hotelitosisisi.com or at one of our brand new one or two bedroom condos at Plaza Tierra Pacifica.
Q: Where are Tierra Pacifica lot owners from?
A: We have a very diverse mix of residents at Tierra Pacifica with lot owners hailing for all over the world. In addition to numerous residents from across the US, we have multiple residents from Canada, Costa Rica, Nicaragua, South Africa, and Argentina.
Q: Are there CCR’s that homeowners have to sign to be a part of the development?
A: Yes, here’s a link.
Q: Is there a homeowners association at Tierra Pacifica?
A: Yes. The TP HOA is controlled by the residents, runs at a surplus and has had 100% payment compliance for every year of it’s existence.
Q: How much are the HOA dues and what do they cover?
A: Current HOA dues stand at $2740 annually, and it’s worth noting that this figure has not been increased in the last 4 years. HOA dues cover the upkeep and maintenance of all infrastructure and common amenities like Club Arbol, plus the salaries of our gardeners and guards.
Q: Does Tierra Pacifica employ full time guards?
A: Yes, Tierra Pacifica has a rotating team of 4 full time security guards.
Q: Is all of the electrical underground?
A: Yes, all of the electrical is buried underground. There are no hanging wires within Tierra Pacifica.
Q: Does that include telephone lines?
A: Yep, but honestly most of the people here prefer having a Costa Rican cell phone over a Costa Rican land line.
Q: What about septic systems?
A: Every house that’s built has approval for septic systems and leach fields but the physical placement of the system is dictated by the orientation that you choose when you build your house.
Q: Does Tierra Pacifica have municipal water?
A: We have the capacity to hook up to municipal water from the neighboring town of Paraiso, but we’ve so far chosen to use our own well and backup well which sit upon a deep underlying aquifer within the property.
Q: How much does water cost?
A: A water bill for a typical vacation home at Tierra Pacifica is around $200 a year.
Q: How much are property taxes?
A: Property taxes are also in the $200 range annually.
Q: What do you mean by greenzone?
A: The greenzone is our term for the 80 most biodiversity rich acres within Tierra Pacifica that have been permanently set aside as a conservation easement. These areas are accessible via nature trails that criss cross the property.
Q: Why is there an organic farm at TP?
A: The organic farm serves multiple goals. Healthy organic produce is grown onsite for residents, area restaurants as well as the local school systems. We also use the farm as an R&D testing ground for innovative growing styles and technologies from around the world. Natural and manmade wetlands throughout the farm also serve as habitat ponds for migrant birds and the occasional crocodile.
Q: As a homeowner can I have my own plot in the organic farm?
A: Absolutely.
Q: How far away is the airport?
A: The Daniel Oduber International Airport in Liberia is about an hour and 10 minutes away along a newly paved road.
Q: Where is the nearest major hospital?
A: The closest major hospitals are the Hospital de la Anexion in Nicoya and the private CIMA and Centro Medico San Rafael in Liberia. (All an hour away.) The Clinica Virgin de los Angeles in Santa Cruz is an even closer, albeit smaller option.
Q: Is there a grocery store nearby?
A: Our own Plaza Tierra Pacifica is the home of the largest supermarket in our area, Supermercado Junquillal. The plaza is also home to Amigos Bar and Grill, Surf Café, a veterinarian’s office, a construction office, and a surf shop – with more commercial tenants to be added soon.
Q: Do I need 4 wheel drive to get to Tierra Pacifica?
A: The road to the development is paved all the way from the international airport in Liberia to our neighboring town of Paraiso (Spanish for “Paradise”) The last half mile from Paraiso to the beach (including to our gates) is unpaved. A 4WD drive car is not required to travel on this small section of unpaved road as it is graded annually.
