The Pacific Northwest region of
Guanacaste, where Tierra Pacifica is located, offers two distinct
seasons. From early December through May, summer days and a dry
tropical climate ensures average daily temperatures in the mid
to upper 80’s. June through November is known as the “green
season” which is when Costa Rica receives the majority of
its rainfall and temperatures average in the low to mid 80’s.
Being located in the Costa Rican Pacific Northwest, Tierra Pacifica
is in the driest part of the country, but afternoon showers during
the green season are very common and help to bring out the best
colors of the beautiful flowers and trees which inhabit the region.
Where is Tierra Pacifica located?
Tierra Pacific is located in the
small town of Playa Junquillal, which is part of the greater Guanacaste
Province, four hours from San Jose and only an hour and fifteen
minutes from the newly opened International Airport in Liberia.

Is Tierra Pacifica convenient
to travel to?
Nearly every major airline flies
to San Jose and now five US airlines United, American, Continental,
Delta, and US Airways as well as several weekly charter services
fly directly to Liberia. Connections to the area by taxi, bus
or car rental are available at the airport. Rental cars are available
for as little as $199(US) a week.
HOW CAN
I GET TO TIERRA PACIFICA WITHOUT A CAR?
Fly into Liberia and take a bus
to Santa Cruz.
Fly into Liberia on an international flight and take a taxi from
the airport to Tierra Pacifica which will cost about US $60(US).
Take a taxi from the San Jose airport to the community. It is
a 3.5 hour ride that will cost you about $150.
Fly from the International airport to Tamarindo. This flight leaves
four times a day, lasts about 50 minutes, and costs $65 one-way.
From Tamarindo, you will need to grab a cab. The 40 minute ride
costs approximately $45.
Take a bus from San Jose to Santa Cruz. This 4 ½ hour ride
will cost you approximately $7. Once in Santa Cruz you can connect
with a local bus out to the beach or you can take the 35 minute
taxi ride for about $20.
HOW DO I GET TO TIERRA PACIFICA
FROM LIBERIA INTERNATIONAL AIRPORT?
Make a right out of the airport
and follow signs to Santa Cruz. There will be a green sign indicating
a right hand turn towards the beaches. This will be directly before
a small bridge approximately 1 km before Santa Cruz. Make the
right and follow signs directing you towards the Iguanazul and
Hacienda Pinilla. You will pass through several small towns including
Paraiso and Tierra Pacifica’s entrance will be on your left.
If you see entrance signs at the Iguanazul, you have gone too
far.

What types
of activities can you do at Tierra Pacifica and in the surrounding
areas?
If you like to spent time outside among nature then Costa Rica
is a place for you. Many residents will be long time visitors
of Costa Rica who found that a few weeks per year just wasn’t
enough time to enjoy all this area has to offer. Outdoor activities
include: fishing, golf, snorkeling, scuba-diving, surfing, kayaking,
horse back riding, 4-wheeling, offroading, hiking, canopy tours,
sunset celebrations, swimming, sailing, among others.
What is the Government like and
how is Healthcare provided?
The government is a democracy
and actually the United States is the acting military for this
peaceful country. Healthcare is administered by a state administration
and if offered to citizens and visitors alike for a reasonable
cost, provided they purchase insurance. Physician’s offices
can be found in the nearby town of Santa Cruz with a major hospital
in the city of Nicoya.
What property is currently available,
including lot sizes and prices?
Currently in Phase I we have one lot still available. Lots range
in size from 1.25 to 3 acres (5,000 sq. meters to 13,000 sq. meters)
and in price from $70k - $130k (U.S. Dollars). Attached you will

Phase II has been subdivided and is available for purchase. Lots range in size from
1.5-3 acres and in price from $90k-$200k (US dollars). A Phase

Is it possible to own titled
land in Costa Rica and what is the process for purchasing land?
Yes, purchasing land in Costa
Rica is similar to that in the United States, including the right
to have a title on your property. By utilizing a qualified attorney
this process is simplified and you can be assured the documentation

Will Tierra Pacifica have a homeowner’s
association?
Yes, in order to provide the planned
amenities, maintenance for the common grounds and community center,
security and the sustainable farm, residents will be required
to pay a modest annual fee, which will include a reserve fee.
In addition, there will be certain building and landscaping restrictions
which will provide continuity and consistency and ensure that
all building adheres to best environmental standards. Please

What is the process for designing
and building a home and the time-line and cost range involved?
We understand that planning and
building a house while not living in a country can be stressful.
Douglas Stern, who is originally from California and is bi lingual,
has been a respected builder in Guanacaste, Costa Rica, and specifically
in Junquillal and Paraiso for 12 years. Supported by experienced
architects and two fully equipped construction teams, Mr. Stern
seamlessly help you through the process from beginning to end.
Once your initial architectural
plans are approved by the Tierra Pacifica building committee,
it will then take about one month to complete your blueprints.
Building costs for custom homes start at $60 per square foot and
the typical timeline for construction is nine months to 1 year.
Is there financing available
for either land and/or home purchases?
Tierra Pacifica does not offer
financing for land purchases or home construction. There are certain
financial institutions who provide financing but the process is
lengthy and the interest rates tend to not be favorable. Our suggestion
is to receive financing in the United States or your country of
origin, where most likely you may also be able to take a tax deduction.
Most people take an equity loan out on their current home, taking
advantage of all time low interest rates Title Insurance is available
